ALTA/NSPS Land Title Survey

An ALTA/NSPS survey is a detailed survey used mostly for commercial properties or big real estate deals. It shows property lines, easements, improvements, and other details lenders, attorneys, and title companies need to close with confidence. If you’re buying or selling commercial property, we’ll make sure everything is mapped out, clean, and clear to meet national standards.

How Our Survey Process Works

1. You Contact Us

Everything starts when you reach out — either through our website, email, or by giving us a call. We’ll talk through what you need, the type of survey that best fits your situation, and the property details we’ll need to get started.

2. Quote and Scheduling

Once we’ve reviewed your information, we’ll provide you with a quote. After you approve the quote, we’ll put you on our schedule and let you know an estimated timeframe for your project.

3. Before We Come Out

When it’s time for your survey, we’ll reach out to let you know we’re headed your way. We don’t just show up unannounced — you’ll get a quick call or message so you know when to expect us.

4. Field Work

Our crew comes out and performs the fieldwork using high-precision GPS and total stations. Depending on the type of survey, we’ll set corners, collect data, and mark boundaries or key features on the property.

5. Office Work and Drafting

After the fieldwork, we bring everything back into the office to process the data and prepare your survey drawing. This is where we double-check accuracy, look for any missing details, and make sure nothing needs to be re-checked in the field.

6. Client Review (If Needed)

For certain jobs — like subdivisions or custom layouts — we’ll reach out to review the draft with you before moving forward. This ensures you’re completely satisfied and everything matches your needs.

7. County Pre-Approval

If your survey requires county approval — like a subdivision or certain types of plats — we’ll submit it for pre-approval. This step ensures that when you take your plat in to be officially recorded, you won’t run into problems or delays.

8. Delivery of Your Final Plat

Once the office work is finalized and any necessary pre-approvals are complete, we’ll deliver your finished plat. At that point, you’re ready to record it or use it for whatever project you’re planning — with the confidence that the survey was done right.
